How We Work: Selling Your Utah Home Without the Traditional 6%

By Cory Salisbury, Realtor - Simple Choice Real Estate · helping Utah families since 2014

Modified on

Short answer: I list homes for as little as 1%, plus a $495 transaction fee at closing. Every plan includes professional HDR interior and exterior photos. You can cancel anytime, with no cancellation fee, and you decide the buyer agent commission with each offer. I work with Simple Choice Real Estate, an independent Utah County brokerage led by principal broker Brett Henry, where every listing runs this way.

Why not 6%?

For a long time, "6%" was the number homeowners heard: a listing agent and a buyer's agent, about 3% each, paid out of the homeowner's sale. It was never a law. The Utah association's own listing form says in capital letters that brokerage fees are "fully negotiable and are not set by law."

Since August 17, 2024, what a buyer's agent gets paid is its own decision, made with each offer instead of promised upfront on the MLS. That split the old 6% into two separate questions: what you pay your agent, and what, if anything, you contribute toward a buyer's agent. Most homeowners still hear the old number, so they never ask either question.

We built our plans around asking them. You pay a set rate for the plan you pick, a flat $495 transaction fee, and nothing promised to a buyer's agent until you see an offer.

What it costs

  • Essentials, 1%. What you get: Professional HDR interior and exterior photos; Professional market analysis; Listed on the MLS and 500+ other websites; Yard sign; Supra lockbox; 24/7 showing service; Professional contract negotiation.
  • Full Service, 1.99%. Everything in Essentials, plus: Professional drone and aerial photos; A dedicated showing agent assigned to your property; Featured open house; Weekly social media ads.
  • Showcase, 2.49%. Everything in Full Service, plus: Showcase listing on Zillow; Interactive 3D home tour; Virtual staging; Weekly market updates by call, text or email; Paid social media ads; Multiple open houses. Zillow reports that Showcase homes sell for about 2% more on average (Zillow Showcase data, April 2024). That's its average, not a promise for your home, and the savings table below carries it into the math.
  • Transaction fee: $495 due at closing on all sales.
  • Buyer agent commission: Negotiable. You decide it with each offer.
  • Commitment: You're never locked in. Cancel anytime. No lock-in on any plan. If I am not doing the job, you are not stuck with me.

Professional photos on every plan

A lower fee shouldn't mean phone photos. Professional HDR interior and exterior photos come with Essentials, our lowest-priced plan, and every plan above it builds on Essentials. Buyers scroll past a listing in a second, and the photos are what stop them, so they're never the thing we cut to make the price work.

Cancel anytime, in writing

The standard Utah listing form has no cancel clause. Pull your home off the market early without the company's written consent, and the whole fee can come due. Our cancel-anytime terms go in writing, attached to the agreement, so you're never stuck with an agent who isn't doing the job, me included. One thing it can't do: cancel a purchase contract you've already signed with a buyer. Here's how to set up a listing agreement so it protects you.

Who's behind it

Simple Choice Real Estate is an independent Utah County brokerage led by principal broker Brett Henry. The plans come from his program, and every agent in the brokerage lists homes the same way. It's how the brokerage works, not a discount one agent makes up at your kitchen table.

Simple Choice Real Estate has a 5.0-star rating from 200 reviews on its Google profile (read October 16, 2026). Those are reviews of the brokerage and its agents, not of me alone.

My own reviews from clients are on my reviews page, which sends you to Google, where clients write them.

How a listing goes with me

  1. A free CMA. I walk through your home and pull the homes that actually sold near you, then give you a real estimate before you sign anything.
  2. Your net sheet on each plan. You see what you'd walk away with on all three before you choose.
  3. The agreement, read together. Your plan's rate and the $495 in the fee line, the buyer agent section left for each offer, and cancel anytime attached in writing.
  4. Photos, then the listing. Professional photos first, then the MLS and the sites buyers search.
  5. Offers and negotiation. You decide the price, the terms and any buyer agent contribution with each offer.
  6. Closing. The plan fee and the transaction fee come out of the sale at closing. Nothing upfront.

The $750,000 example is math, rounded to the dollar, with 2.5% to a buyer’s agent when one is paid. The traditional model is 6% covering both agents. Commissions are negotiable and not set by law. Zillow reports that Showcase homes sell for about 2% more on average (Zillow Showcase data, April 2024). That row figures every fee and the buyer’s agent on the higher price. It is Zillow’s average, not a promise for your home.
