The rules for using this website. The important part is near the top rather than buried, because the thing most people get wrong about a real estate site is what it does and does not commit either of us to.

Using this site does not make me your agent
Reading this site, using a calculator, downloading a guide, or sending me a message does not create an agency or brokerage relationship between us. In Utah, that relationship starts when we sign a written agreement, such as a Buyer Broker Agreement or a listing agreement.
This matters to you, not just to me. Until we have that agreement in writing, I do not owe you the duties an agent owes a client, and you should not assume anything you tell me is protected by them. If you want me representing you, let us sign something. It is a short conversation.
I am a licensed real estate agent in Utah, affiliated with KW Westfield. Real estate services are offered through the brokerage.
What this site is
It is information and a way to get in touch. Nothing on this site is an offer to buy or sell any specific property, a solicitation of a listing already represented by another brokerage, or a promise of any particular result. Homes, prices, and availability change constantly, and the market does what it wants regardless of what any page here says.
Property and market information comes from sources including the multiple listing service and public records. It is believed reliable but is not guaranteed accurate, and you should verify anything you intend to rely on before making a decision with your money.
The calculators and estimates
The tools on this site, including any home value estimate, net proceeds sheet, rental analysis, or payment calculation, are educational estimates. They use assumptions that may not match your actual situation, and small changes in rate, taxes, insurance, or condition move the answer a lot.
I am not a mortgage broker or a lender. Nothing here is a loan approval, a rate quote, a commitment to lend, or a statement that you qualify for anything. For real numbers on financing, talk to a licensed loan officer. For tax consequences, talk to a CPA. For legal questions, talk to an attorney. I am glad to show you the math so you can see how it works, but the math is not advice from a professional licensed to give it.
An automated valuation is not an appraisal and it is not a comparative market analysis. If you want a real opinion of value on your home, ask me and I will do the work.
Fair Housing
I follow federal and Utah Fair Housing law. I do not discriminate, and I will not steer anyone toward or away from a neighborhood based on race, color, religion, sex, familial status, national origin, disability, or any other protected characteristic.
If you ask me which area is best for a particular kind of person, I am going to give you facts about the homes and the area instead, and point you at public data so you can decide for yourself. That is not me being unhelpful. It is the law, and honestly it is also the right answer.
Your side of it
Give me accurate information when you fill out a form, and do not submit someone else's contact details as your own. Do not use the site to break the law, to harass anyone, to scrape or bulk-copy listing content, or to try to break, overload, or get around the security of the site.
The writing, photos, design, and tools on this site belong to me or are used with permission, and listing content belongs to its owners. You are welcome to read it, share a link, and quote a bit with credit. You are not welcome to republish it as your own or feed it wholesale into a competing product.
Disclaimers and limits
The site is provided as is. I work to keep it accurate and available, but I do not warrant that it will be error free, uninterrupted, or current, and I am not responsible for third-party sites I link to.
To the fullest extent Utah law allows, I am not liable for indirect or consequential losses arising from your use of this website, such as a decision you made based on an estimate here without verifying it. This does not limit anything that cannot legally be limited, and it does not touch the duties I owe you as your agent once we have signed a written agreement. Those are real obligations and I am not disclaiming them here.
These terms are governed by the laws of the State of Utah.
Changes and contact
If these terms change I will update the date at the top. Continuing to use the site after a change means the updated terms apply.
