Short answer: before you drop the price, check the three things you control. Can buyers get in to see it easily? Do your photos do the first showing? Does your price hold up against what just sold nearby, not against what you paid? Rates and the market around you are out of your hands, so start with those three.

Is it normal for a house to sit on the market right now in Utah?
A few quiet weeks is normal right now. In August 2026, the typical home that sold took a median of 45 days on the market in Utah County and 42 days in Salt Lake County, per the UtahRealEstate.com Sales Per Month report. There's also more to compare against. Active listings in the Salt Lake metro were up 10.9% from a year earlier, and about 3 in 10 listings there had a price cut in August, per Realtor.com. So before you cut, make sure the problem is really the price.
Check 1: Can buyers actually get in to see it?
If your house is hard to get into, buyers don't wait. They book the next house on their list. The usual culprits:
- a small showing window, like two hours on weekday afternoons
- asking for a full day's notice
- a dog that's always home
Open the window up, allow same-day showings when you can, and have a plan for pets. You can't sell a house nobody can walk through.
Check 2: Are your photos doing the first showing?
In the National Association of REALTORS® 2025 Profile of Home Buyers and Sellers, 81% of buyers who searched online found photos very useful, and 52% found the home they bought online. Your photos are your first showing. If they're dark, cluttered or too few, buyers keep scrolling. Shoot in good daylight, clear the counters, and show every main room and the outside at its best.
Check 3: Does your price hold up against what just sold?
Buyers don't compare your house to what you paid or to what a website says. They compare it to what just sold and to what's on the market down the street. In Utah, sale prices aren't public record, which is why online estimates can miss here. Utah is a nondisclosure state, and the recent sales that buyers and appraisers lean on are in the MLS. If your price is out of line with those comps, the best photos in the world won't fix it.
What can't you control?
Interest rates and what's going on in the market around you. Those are the rest of the story, and nobody can change them for you. That's exactly why the three checks above come first: they're the part that's yours.
When is a price cut the right move?
After the three checks. If buyers are getting in, the photos are strong, and you're still getting showings with no offers after a few weeks, the market is telling you something about price. Timing matters too. In NAR's 2025 survey, homes that sold within their first two weeks sold at a median 100% of their asking price.
