You can't Zestimate your way in
Utah is a non-disclosure state, so sold prices aren't public. The estimate sites guess, and transplants who trust them make bad offers. Local, verified comps are the whole game.
New construction is everywhere, with a catch
Utah County and the South Valley are full of new builds and builder incentives. Great option, but you register your agent at the very first visit or you lose your representation. Don't walk in alone.
Wind, water, and HOAs are local knowledge
