Mistake 1: Signing a listing contract you can’t get out of.
Before you sign anything, check four lines: the end date, the fees, the withdrawal line and the protection period. I’ll show you what each one can cost you if the sale goes sideways.
Mistake 2: Paying for work you don’t get, and not knowing the fee is negotiable.
Utah’s standard listing form says brokerage fees are fully negotiable and not set by law. What that means for you, and why the buyer agent commission is a decision you make with each offer.
Mistake 3: Keeping quiet about a low rate.
If your mortgage rate starts with a 2 or a 3, your loan may be assumable, and that can be a selling point. How it works, and what to ask your servicer before you list.
Mistake 4: Pricing off an online estimate.
An online estimate has never walked through your home. Same neighborhood, different result: how the sales around you actually set your price.
Mistake 5: Listing without a net sheet.
Know what you walk away with before you sign: the fees, your loan payoff, closing costs, and anything you agree to pay on the buyer’s behalf.
