Once a month I sit down with Utah homeowners on Google Meet and answer whatever you want to know about selling. We start with five costly mistakes to avoid, then it’s open. Just free information, no sales pitch. Sign up and your free Homeowner’s Playbook is yours to download right away. Can’t make it live? Register anyway and I’ll send you the replay.
How it goes
Five mistakes to start. Then, your questions.
We open with five costly mistakes homeowners make when they sell, and how to avoid each one. The rest of the time is yours.
Signing a listing contract you can’t get out of.
Before you sign anything, check four lines: the end date, the fees, the withdrawal line and the protection period. What each one can cost you if the sale goes sideways.
Paying for work you don’t get, and not knowing the fee is negotiable.
Utah’s standard listing form says brokerage fees are fully negotiable and not set by law. What that means for you, and why the buyer agent commission is a decision you make with each offer.
Keeping quiet about a low rate.
If your mortgage rate starts with a 2 or a 3, your loan may be assumable, and that can be a selling point. How it works, and what to ask your servicer before you list.
Pricing off an online estimate.
An online estimate has never walked through your home. How the sales around you actually set your price.
Listing without a net sheet.
Know what you walk away with before you sign: the fees, your loan payoff, closing costs, and anything you agree to pay on the buyer’s behalf.
Then it’s your questions. Any of them.
Pricing, timing, fees, the contract, buying your next home first, a listing that didn’t sell. Ask live, or reply to the reminder email with your question and I’ll make sure we cover it.
Yours to keep: the 15-page Homeowner’s Playbook (the five mistakes, the listing contract line by line, and a net sheet worksheet). It downloads the moment you sign up.

Bring the questions you’d ask an agent before you hire one, and get straight answers. Then you decide what you want to do, on your own time. I won’t cold call you.
Questions
Before you register.
- Can I ask about my own home?
- Yes. Ask anything: your price, your timing, a listing contract you were handed, buying your next home first. If it’s better answered privately, I’ll say so, and you can book a free call.
- Will you call me?
- No. I won’t cold call you. Your number is there so the reminder texts can reach you if you tick the box, and so I can call you if you ask me to.
- Do I have to be ready to sell?
- No. Come before you talk to any agent, even if selling is a year or two away. The earlier you know this, the more it can save you.
- Is this a sales pitch?
- No. It’s five mistakes to avoid and then your questions: just free information. If you want your own numbers afterwards, you can book a free call with me. Nothing to sign.
