Moving to Utah County: Lehi, Eagle Mountain, and Saratoga Springs Compared

Lehi, Eagle Mountain, and Saratoga Springs compared on real numbers: price bands, new construction, commutes, and growth, from a Realtor who lives here.

Trying to pick between Lehi, Eagle Mountain, and Saratoga Springs? Every buyer I help move to Utah County asks some version of that question, so let me answer it the way I would at my own kitchen table.

The short version: Lehi costs the most and puts you inside Silicon Slopes itself. Eagle Mountain costs the least and gives you the most ground. Saratoga Springs sits between them on price and drive time, with Utah Lake along its edge. In June 2026 the median single-family sale price was $701,900 in Lehi, $645,800 in Saratoga Springs, and $524,900 in Eagle Mountain. That is a spread of about $177,000 between neighboring cities, and it buys real differences in commute, lot, and daily rhythm.

I live in Eagle Mountain and work all three cities as a Realtor with KW Westfield, so this comparison is not theory. It is the drive I make and the closings I sit at.

What do homes actually cost in Lehi, Eagle Mountain, and Saratoga Springs?

Same month, same source, single-family closings only, so the comparison is honest:

Two wrinkles matter. First, monthly medians bounce, so think in bands, not bullseyes. Second, product mix moves the number. Lehi's all-property median, townhomes and condos included, was $591,450 in May 2026, with 138 homes sold at an average of $245.35 per square foot. Eagle Mountain's May median came in at $512,043, up 2.52 percent from a year earlier, with 538 active listings giving buyers their widest selection in over a year.

Leverage differs too. In June, 65 percent of Eagle Mountain sales closed at or above list, Saratoga Springs ran 61 percent, and Lehi posted 51 percent along with the county's top sale, a $3,550,000 closing at Traverse Mountain. Sellers still have footing in all three cities, but nobody is camping overnight to buy a house right now.

Which city is growing fastest?

Growth in northern Utah County has shifted hard to the west side. Between mid-2024 and mid-2025, Saratoga Springs added 4,682 residents, an 8.4 percent jump that led all 279 Utah cities in the University of Utah's Kem C. Gardner Policy Institute estimates. Eagle Mountain placed second in the state with 4,169 new residents, up 6.8 percent. Together the two cities now hold more than 125,000 people.

Zoom in and the trajectories stay steep. Eagle Mountain's own growth report pegs the city at an estimated 76,695 residents as of January 1, 2026, growing about 6.4 percent a year. Saratoga Springs puts its current population near 71,000 and projects more than 120,000 residents at full buildout. Lehi is still the biggest today, at 90,229 residents in the 2023 American Community Survey, but its neighbors are closing fast.

What that means for a buyer: roads, utilities, and shopping are all racing to catch up with rooftops. You are buying momentum, and you should expect a few years of construction cones along the way.

Which city has the most new construction?

All three, honestly. The flavor is what differs.

Eagle Mountain is the youngest market here. The city incorporated in December 1996, so nearly everything is newer stock: about 82 percent of housing is single-family, and roughly 88 percent of homes are owner-occupied. In June 2026 it was described as the most affordable entry point for new construction among Utah County's high-volume cities. If you want a brand-new house at the lowest price of the three, the math usually lands here.

Saratoga Springs has averaged about 635 new residential units a year, roughly 2,700 new residents annually. Builders stay busy along the lake and the Redwood Road corridor.

Lehi still builds plenty. About one in five active listings in May 2026 was new construction, 63 of 333 total. But most of Lehi's easy dirt is already spoken for, so newer projects lean toward townhomes and infill.

What is the commute really like to Silicon Slopes and Salt Lake City?

Lehi is not near the jobs. Lehi is the jobs. Adobe, Oracle, Ancestry, and Entrata all hold offices along the Traverse Mountain corridor, Microsoft runs an engineering operation in the area, and Adobe's Lehi building alone houses about 900 employees. Downtown Salt Lake City sits about 29 miles north, roughly 31 minutes by car on a clean run, and Lehi's FrontRunner station offers a train alternative of about 37 minutes to Salt Lake Central.

Saratoga Springs to Lehi runs about 7.6 miles and 16 minutes in normal conditions, much of it on Redwood Road and Pioneer Crossing, the 6.9-mile east-west artery that ties Saratoga Springs and Lehi toward I-15.

Eagle Mountain to Lehi is about 13 miles and 23 minutes, and Salt Lake City is about 42 miles, closer to 55 minutes.

I make these drives every week, so here is the resident's asterisk: those are off-peak numbers. Leave at 7:45 on a weekday and Pioneer Crossing will teach you patience. If your job wants you in a chair five days a week, weigh that honestly. If you are hybrid or remote, the west-side price gap starts looking very attractive.

How much space do you actually get?

Here is the comparison nobody prints on the flyer. Eagle Mountain covers 50.3 square miles of land. Lehi covers 28.09. Saratoga Springs covers 23.22, a narrow strip between Utah Lake and the Jordan River.

Run simple math against the populations above and you get roughly 3,200 people per square mile in Lehi, about 3,050 in Saratoga Springs, and about 1,500 in Eagle Mountain. Eagle Mountain operates at about half the density of its neighbors, which is exactly how it feels from my front porch: more sky, bigger gaps between rooftops, and more wind too, if I am being honest.

Every one of these cities has both dense townhome blocks and larger-lot pockets, so judge the neighborhood, not the city line. But if maximum ground per dollar is the goal, the answer usually sits out here in Cedar Valley.

What is each city known for?

Lehi is the capital of Silicon Slopes, and it is also home to Thanksgiving Point, whose museums and gardens draw about 1.45 million visitors a year. It is the address that shrinks a tech commute to minutes.

Saratoga Springs, incorporated on the last day of 1997, grew up along the northwestern shore of Utah Lake, and the lake still defines it: shoreline trails, water views, and evening light you do not get inland.

Eagle Mountain is the young giant. Meta picked it for a data center campus that now spans seven buildings and roughly 4.5 million square feet, with about $1.5 billion invested. The city pairs that with the biggest open landscape in northern Utah County. It is where I chose to live, on purpose.

So which city should you pick?

Strip it down to three questions.

  1. Drive tolerance. Need the shortest possible trip to a Silicon Slopes office? Lehi wins, and you pay for the privilege.
  2. Dollars per square foot of life. Want the newest house and the most ground for the least money, and can absorb a longer drive? Eagle Mountain.
  3. The middle path. Want newer neighborhoods, a shorter hop to Lehi, and the lake nearby? Saratoga Springs.

There is no wrong city here, just a wrong match for your budget and your patience for a windshield. Current as of August 2026, the price spread between these three is wide enough that getting the match right is worth real money.
